How to read a RERA registration before a site visit
A practical sequence for matching the promoter, project, phase and possession details on the relevant state portal.
Start with the state portal
RERA registration is state-administered. Use the regulator portal for the state where the project sits, search the exact registration number and confirm that the result is active.
Match the phase, not only the project name
Large developments may have separate registrations for individual phases. Compare the tower or phase in the listing with the registered plans and declared completion date.
Save the evidence
Keep a dated copy of the public registration record and ask for explanations when the listing, brochure and regulator entry disagree. Registration supports due diligence; it does not replace legal review.
