The questions worth asking on a first property call

Use the first conversation to establish availability, ownership, total cost and the next useful document—not to negotiate blind.

Confirm the listing is current

Ask when the availability and price were last confirmed, who is authorised to negotiate, and whether the photos show the actual unit being discussed.

Ask for the all-in number

Separate the quoted property price from parking, floor premiums, maintenance deposits, taxes, stamp duty, registration and brokerage. A useful budget comparison needs the same cost basis.

End with one verifiable next step

Request the RERA record, title document list or a confirmed site-visit slot. A clear next step is more valuable than a long call full of unverified assurances.
